September Sales for Condos in Gulf Shores and Orange Beach, AL

In September, the Baldwin County MLS shows that 41 condos were sold in Gulf Shores and Orange Beach with a median price of $211/sf.  Sales were down tremendously at -60%  from 101 sales in September of 2009 when the median price were slightly higher at $220/sf.

Here’s how the sales broke down:

$200K and Under = 18 sales (44%) median price $133/sf (compared to 34% last September with median price = $150/sf)

$200-$400K = 17 sales (42%) median price $235/sf (compared to 47% last September at $241/sf)

$400K and Up = 6 sales (15%) median price $317/sf (compared to 20% last year at $265/sf)

As of this writing, there are 149 condos currently under contract or pending sale in Gulf Shores and Orange Beach.

Year to Date sales for Gulf Shores and Orange Beach are 685 with median price at $195/sf (compared to 2009 YTD through September when we had 724 sales with a median of $238/sf)

A breakdown of YTD sale for Gulf Shores and Orange Beach are as follows with percent of total sales and median price per range:

>$400K                   21%-$273/sf          11% – $262/sf

Based on these numbers, Gulf Shores and Orange Beach’s September was a lot worse  than the county’s with sales increasing 60% from last September.  YTD, Gulf Shores and Orange Beach sales are down 5% under 2009 and the median sales prices down 18%. 

As I’ve stated in the past, the oil spill seems to have delayed our recovery (especially at the beach); it seemed to have been  coming back strongly August with a lot of sales (relatively speaking) and low prices, but September was very slow again.  There is little doubt that now is the time to buy at the beach.

October 8, 2010                                                                                                                                                               In September, the Baldwin County MLS shows that 52 single family homes were sold in Daphne and Spanish Fort with a median price of $83/sf.  That’s down 22% from 67 sales in September of 2009 when the median price was $101/sf.  Here’s how the sales broke down:
$200K and Under = 31 sales (60%) median price $72/sf (compared to 64% last September with median price = $99/sf)
$200-$400K = 18 sales (35%) median price $98/sf (compared to 24% last September at $102/sf)
$400K and Up = 3 sales (6%) median price $121/sf (compared to 12% last year at $126/sf)
As of this writing, there are 70 single family homes currently under contract or pending sale in Daphne and Spanish Fort.
Year to Date sales for Daphne and Spanish Fort are 464 with median price at $91/sf (compared to 2009 YTD through September when we had 415 sales with a median of $97/sf)
A breakdown of YTD sale for Daphne and Spanish Fort are as follows with percent of total sales and median price per range:

Based on these numbers, Daphne and Spanish Fort’s September was a little worse than the county’s with sales dropping 22% from last September.  YTD, Daphne and Spanish Fort sales are still up 11% over 2009 and the median sales price is down 6%.

In September, the Baldwin County MLS shows that 29 single family homes were sold in Fairhope with a median price of $100/sf.  That’s 38% up in sales from 21 sales in September of 2009 when the median price was $103/sf.

Here’s how the sales broke down:

$200K and Under = 13 sales (45%) median price $90/sf (compared to 57% last September with median price = $96/sf)

$200-$400K = 12 sales (41%) median price $104/sf (compared to 23% last September at $114/sf)

$400K and Up = 4 sales (14%) median price $123/sf (compared to 19% last year at $113/sf)

As of this writing, there are 57 single family homes currently under contract or pending sale and 600 actively for sale in Fairhope.

Year to Date sales for Fairhope are 261 with median price at $99/sf (compared to 2009 YTD through September when we had 207 sales with a median of $104/sf)

A breakdown of YTD sale for Fairhope are as follows with percent of total sales and median price per range:

$200-$400K    37%-$108/sf       37% – $114/sf
>$400K             12%-$145/sf         15% – $159/sf

Based on these numbers, Fairhope did much better than the county over-all for September with sales increasing a huge 38%  from last September.  YTD, Fairhope sales are up 26% over 2009 and the median sales price is down 5%.

Total closed sales for single family residences Baldwin County, per the Baldwin County MLS, in September 2010 were as follows:

We had a total of 211 closed sales compared to 254 for September 2009.  That’s a decrease of 17% from last year.

Of those sales, 151 were at $200K or less (accounting for 72% of total sales) – with a median sales price of $67/sf.  Compared to 72% at $77/sf in September 2009.

45 homes sold in the $200-$400K range (21%) – median price of $100/sf.  Last year this range accounted for 19% of sales with median prices at $104/sf.

We had 15 sales in the $400K and over range (7%) – median price of $137/sf.  Compared to 24 sales last year (9%) at $150/sf median prices.

Total YTD sales for single family homes are at 2,098 this year with a mean price of $80/sf.  Compared to last year with 1,884 sales with a mean of $86/sf.  This is an 11% increase  in total sales YTD over 2009 with a median price decrease of 7%.

In short , we’re still up in our YTD sales numbers, but September was slow.  Houses on the mid to high end seem to be holding their own compared to last year while the under $200K market has taken a hit.  Most experts feel that there is pent up demand to buy – but the uncertain climate, stemming primarily from high unemployment numbers, is holding back our full recovery.  It’ll be interesting to see how 2010 finishes of in the last quarter.
