Baldwin County Residential Market (Total, North, Central, South)

This snapshot view of the residential housing market is designed to provide a useful source of data and information. We hope you find it useful. Comments are always welcome.

The average sales price in Baldwin County for August decreased 7.83 percent to $199,160, and the median sales price declined 5.94 percent to $159,900. Median sale prices in the North showed a dramatic increase of 17.15 percent to $157,450, the Central median decreased 0.74 percent to $140,450, and the South increased 4.1 percent to $234,750.

Sales fell to 16 in the North, increased to 90 in the South, and grew to 154 in the Central area. For the whole county, sales increased by 21 to 260.

Average days on the market for the whole county increased from 176 in July to 179 in August. The South increased to 201, the Central region declined to 160, and the North increased from 165 in July to 236 in August.

The number of homes sold in the U.S. increased by 5.5 percent in June. The median sales price increased 4.8 percent to $183.000. The number of months required to sell the existing inventory increased to 8.9. The National Association of Realtors recommends a 6 to 8 month range for a healthy market.

Mortgage Rates/Comments for Tuesday, 9/21/10

Good Tuesday morning folks,
After a nice 141-point advance in the stock market yesterday and closing at the highest levels since mid May, the U.S. stock market is mixed so far this morning even with a better-than-expected report out on housing.  Investors are also looking forward to the policy statement by the Federal Reserve later today (I had thought that their policy statement would be released on Wednesday – sorry about that).  As we’ve discussed, analysts are looking for different “signals” by the Fed which could give a hint of the direction of interest rates in the future.
As of 10:25 AM, the stock market is down about 6 points to 10,746 on the Dow while the bond market is stronger so far today.  It looks like investors are just marking time this morning until they hear what the Fed has to say early this afternoon.
The Commerce Department reported this morning that U.S. New Housing Starts for August surged 10.5% on an annually-adjusted basis from July’s numbers.  Today’s report showed the highest level of housing starts in four months and was much better than analysts had expected.  But that upbeat report is tempered by the fact that new jobs are still not being created at a fast enough pace to sustain a high level of new construction growth going forward.  Also, Building Permits for August rose 1.8% from July, but were still down 6.7% from the same time last year.  Of course, we like to see positive numbers, but again we need to see a brisker pace of jobs growth in order to sustain a strong housing recovery.  We’re just not there yet.  But hopefully, we’re getting closer.
Today’s Synovus Mortgage rate sheet (attached) is showing lower rates.  Our 30-year fixed mortgage rates are 4.25% for conventional, FHA, and VA loans and 4.5% for USDA loans.  That’s 1/8% lower than yesterday’s rates.

Mortgage Rates/Comments for Friday, 9/17/10

Good Friday morning everyone - After a mixed day on Wall Street Thursday, the U.S. stock market started out on the upside this morning as better-than-expected earnings were reported from tech-bellwethers Oracle and Research in Motion (the Blackberry manufacturers) and the government's main inflation indicator, the Consumer Price Index (CPI) came in about what was expected.  But since then and like yesterday, the market has turned mixed.

As of 10:20 AM, the U.S. stock market is up about 20 points (after being up 25 points, then down about 15) to 10,616 on the Dow while the bond market is now a little stronger after being lower this morning too.

The government reported this morning that the Consumer Price Index for August was up .3%.  But when you take out the volatile food and energy costs, we get what's called the "core CPI" and that number was basically unchanged for not only August, but also for the last 12 months. The core CPI is actually watched more by economists than the total CPI number.  With those low inflation numbers mimicking the stagnant economy as a whole, analysts are afraid that we're getting very close to a deflationary environment.  And as I've stated many times in this report, we DON'T want that.  So, the Federal Reserve is watching to see if they have to become even more accommodative using their monetary policy levers (by putting more cash into the system).  And with very low inflation figures, they do have room to do that.  And that COULD translate to even lower interest rates.  We'll see.

Another report out today that was also not very positive was on consumer sentiment - a gauge of how the consumer feels about present and future economic conditions.  Today's report by the University of Michigan showed that consumers are less optimistic about future economic conditions.  Not really a surprise to us, but analysts had expected a slight improvement.  Don't know why they thought that.   

Today's Synovus Mortgage rate sheet (attached) is showing steady rates.  Our 30-year fixed mortgage rates are 4.25% for conventional, FHA, and VA loans and 4.5% for USDA loans.
