Gulf Shores and Orange Beach had exactly the same number of total sales in November 2010 when compared to November 2009 – 73; median sales prices were down a staggering 24%, however. 53% of those sales were under $200K; 33% were $201-400K and 14% were for over $401K.
YTD, Gulf Shores and Orange Beach are flat from last year with a 1% decrease in total sales from last year. Median sales prices are down a total of 18%. Needless to say, had we not missed our strongest 4 months due to the BP oil spill, we’d be well above last year’s total sales numbers and I believe values wouldn’t be down so dramatically.
As of the writing of this blog, we have 115 condos under contract in Gulf Shores and Orange Beach.

This information reflects residential home sale in Baldwin County, AL based on the Baldwin County MLS as of December 17, 2010.
Baldwin County had an 20% decrease in total sales in November 2010 when compared to November 2009; median sales prices were down 6% as well. 66% of those sales were under $200K; 30% were $201-400K and 4% were for over $401K.
YTD, Baldwin County are up 8% in total sales from last year and median sales prices are down a total of 7%.

Fairhope Real Estate Sales for November

This information reflects residential home sale in Fairhope, AL based on the Baldwin County MLS as of December 14, 2010.
Fairhope had an 8% increase in total sales in November 2010 when compared to November 2009 and, surprisingly, median sales prices were up 5% as well. 48% of those sales were under $200K; 44% were $201-400K and 7% were for over $401K.
YTD, Fairhope is up 26% in total sales from last year and median sales prices are down a total of 5%.
This is the first month that I’ve seen the median prices increase. Hopefully, that’s a sign that we’ve hit a bottom and are coming back. We’ll need to watch for a few more months before we can say that, though.
