2010 vs. 2009 Sales and Prices for Homes in Baldwin County, AL
This information reflects single family home sales for Baldwin County, AL based on the Baldwin County MLS as of January 26, 2011.
Baldwin County had 2,201 home sales in 2010 compared to 2,030 sales in 2009 – that’s a modest increase across the county of 8%. Home values dropped another 7% from 2009.
Of the 2,201 sales, 67% were sold for $200K or less (was 68% in 2009); 27% for $201-$400K (was 24% in 2009); and 7% for $401k and up (was 8% in 2009).
Overall, this is mixed news for Baldwin County, AL Real Estate market. The increased sales should balance out the still pending foreclosures and level off home values for 2011. Prices have dropped to a point to attract investors relocating buyers – - so I feel we’re at or near a bottom right now. Stay tuned, I’ll have stats January as soon as they become available.
Fairhope’s sales were up 28% from 2009 to 2010 and prices were down another 5%.
Daphne and Spanish Fort’s sales were up 17% from 2009 to 2010 and prices also fell 5%.
Gulf Shores and Orange Beach Condo sales were nearly identical from 2009-2010, despite a very tough selling season with the BP issue and the negative press it produced. Beach condo values were dow 17% from 2009-2010.

2010 vs. 2009 Sales and Prices for Condos in Gulf Shores, AL and Orange Beach, AL
This information reflects condo sales for Gulf Shores and Orange Beach, AL – Baldwin County, AL based on the Baldwin County MLS as of January 19, 2011.
Gulf Shores and Orange Beach had 928 condo sales in 2010 compared to 930 sales in 2009 – nearly identical sales number! This is too bad considering that we lost the three top producing months completely – due to the Deep Water Horizon – BP oil spill . That being said, median condo prices fell a whopping 17% from 2009.
Of the 928 sales, 45% were sold for $200K or less (was 33% in 2009); 41% for $201-$400K (was 47% in 2009); and 12% for $401k and up (was 20% in 2009).
Overall, this is mixed news for the Gulf Shores & Orange Beach, AL Real Estate market. Sales would have been up 20%+ had it not been for the spill and the staggering drop in value is directly related to the continued slow sales.
All signs show a strong start to 2011 and if we can continue to sell at the pace of 2010, we should be able to absorb the pending foreclosures still to come. Stay tuned, I’ll have stats for all of Baldwin County soon.

This information reflects single family, residential home sales for Daphne & Spanish Fort, AL – Baldwin County, AL based on the Baldwin County MLS as of January 17, 2011.
Daphne & Spanish Fort had 796 sales in 2010 compared to 682 sales in 2009 – that’s up a respectable 17%! Great news for Daphne & Spanish Fort Real Estate. That being said, median home prices did fall 5% from 2009.
Of the 796 sales, 57% were sold for $200K or less; 36% for $201-$400K; and 8% for $401k and up. These ranges did not change appreciably from 2009.
Overall, this is great news for the Daphne & Spanish Fort, AL Real Estate market. All signs show a strong start to 2011 and if we can continue to sell at the pace of 2010, we should be able to absorb the pending foreclosures still to come.

This information reflects single family, residential home sales for Fairhope, AL – Baldwin County, AL based on the Baldwin County MLS as of January 13, 2011.
Fairhope had 348 sales in 2010 compared to 271 sales in 2009 – that up a staggering 28%!! Great news for Fairhope Real Estate. That being said, median home prices did fall 4% from 2009.
Of the 348 sales, 50% were sold for $200K or less; 38% for $201-$400K; and 12% for $401k and up. These ranges did not change appreciably from 2009.
Overall, this is great news for the Fairhope, AL market. All signs show a strong start to 2011 and if we can continue to sell at the pace of 2010, we should be able to absorb the pending foreclosures still to come.
