This information reflects condo sales in Gulf Shores and Orange Beach – Baldwin County, AL based on the Baldwin County MLS as of December 20, 2010.
Gulf Shores and Orange Beach had exactly the same number of total sales in November 2010 when compared to November 2009 – 73; median sales prices were down a staggering 24%, however. 53% of those sales were under $200K; 33% were $201-400K and 14% were for over $401K.
YTD, Gulf Shores and Orange Beach are flat from last year with a 1% decrease in total sales from last year. Median sales prices are down a total of 18%. Needless to say, had we not missed our strongest 4 months due to the BP oil spill, we’d be well above last year’s total sales numbers and I believe values wouldn’t be down so dramatically.
As of the writing of this blog, we have 115 condos under contract in Gulf Shores and Orange Beach.
