2010 vs. 2009 Sales and Prices for Condos in Gulf Shores, AL and Orange Beach, AL

This information reflects condo sales for Gulf Shores and Orange Beach, AL – Baldwin County, AL based on the Baldwin County MLS as of January 19, 2011.

Gulf Shores and Orange Beach had 928 condo sales in 2010 compared to 930 sales in 2009 – nearly identical sales number!  This is too bad considering that we lost the three top producing months completely – due to the Deep Water Horizon – BP oil spill .  That being said, median condo prices fell a whopping 17% from 2009.

Of the 928 sales, 45% were sold for $200K or less (was 33% in 2009); 41% for $201-$400K (was 47% in 2009); and 12% for $401k and up (was 20% in 2009).
Overall, this is mixed news for the Gulf Shores & Orange Beach, AL Real Estate market.  Sales would have been up 20%+ had it not been for the spill and the staggering drop in value is directly related to the continued slow sales.  

All signs show a strong start to 2011 and if we can continue to sell at the pace of 2010, we should be able to absorb the pending foreclosures still to come.  Stay tuned, I’ll have stats for all of Baldwin County soon.
