2010 vs. 2009 Sales and Prices for Homes in Baldwin County, AL

This information reflects single family home sales for Baldwin County, AL based on the Baldwin County MLS as of January 26, 2011.

Baldwin County had 2,201 home sales in 2010 compared to 2,030 sales in 2009 – that’s a modest increase across the county of 8%. Home values dropped another 7% from 2009.

Of the 2,201 sales, 67% were sold for $200K or less (was 68% in 2009); 27% for $201-$400K (was 24% in 2009); and 7% for $401k and up (was 8% in 2009).

Overall, this is mixed news for Baldwin County, AL Real Estate market.  The increased sales should balance out the still pending foreclosures and level off home values for 2011.  Prices have dropped to a point to attract investors relocating buyers –  - so I feel we’re at or near a bottom right now.  Stay tuned, I’ll have stats January as soon as they become available.

Fairhope’s sales were up 28% from 2009 to 2010 and prices were down another 5%.

Daphne and Spanish Fort’s sales were up 17% from 2009 to 2010 and prices also fell 5%.

Gulf Shores and Orange Beach Condo sales were nearly identical from 2009-2010, despite a very tough selling season with the BP issue and the negative press it produced.  Beach condo values were dow 17% from 2009-2010.
