October Sales for Baldwin County

Total closed sales for single family residences Baldwin County, per the Baldwin County MLS, in October 2010 were as follows:

We had a total of 138 closed sales compared to 156 for October 2009.  That’s a decrease of 12% from last year.

Of those sales, 101 were at $200K or less (accounting for 73% of total sales) – with a median sales price of $65/sf.  Compared to 70% at $76/sf in October 2009.

27 homes sold in the $200-$400K range (20%) – median price of $101/sf.  Last year this range accounted for 24% of sales with median prices at $111/sf.

We had 10 sales in the $400K and over range (7%) – median price of $162/sf.  Compared to 9 sales last year (6%) at $218/sf median prices.

Total YTD sales for single family homes are at 1,832 this year with a mean price of $81/sf.  Compared to last year with 1,682 sales with a mean of $88/sf.  This is an 8% increase  in total sales YTD over 2009 with a median price decrease of 8%.

In short , we’re still up in our YTD sales numbers, but September and October were slow.  The 12% decrease from last year seemed to be equally distributed among the lower and higher end homes.  Most experts feel that there is pent up demand to buy – but the uncertain climate, stemming primarily from high unemployment numbers, is holding back our full recovery.  It’ll be interesting to see how the election effects consumer confidence – if at all.
