October Sales for Fairhope, AL

In October, the Baldwin County MLS shows that 25 single family homes were sold in Fairhope with a median price of $104/sf.  That’s 4% up in sales from 24 sales in October of 2009 when the median price was $101/sf.

Here’s how the sales broke down:
$200K and Under = 13 sales (52%) median price $87/sf (compared to 63% last October with median price = $96/sf)

$200-$400K = 7 sales (28%) median price $110/sf (compared to 38% last October at $116/sf)

$400K and Up = 5 sales (20%) median price $141/sf (compared to no sales in that range last October last year)

As of this writing, there are 54 single family homes currently under contract or pending sale and 581 actively for sale in Fairhope.

Year to Date sales for Fairhope are 287 with median price at $99/sf (compared to 2009 YTD through October when we had 231 sales with a median of $103/sf)

A breakdown of YTD sale for Fairhope are as follows with percent of total sales and median price per range:

>$400K             13%-$159/sf         15% – $143/sf

Based on these numbers, Fairhope did much better than the county over-all for October (-12%) with sales increasing a 4%  from last October .  YTD, Fairhope sales are up 20% over 2009 and the median sales price is down 3%.
